Eco-Refurbishment of 158 non-traditionally constructed homes

(Asbestos removal, Glazing & Doors, EWI, Roofing works, Soffits, fascias, Rainwater goods, internal Insulation & re-plastering Works)

Client: Nuneaton & Bedworth Borough Council

Westdale were awarded the contract to regenerate 158 non-traditionally constructed properties in the Kingswood estate of Nuneaton. These thermally inefficient properties were typical of the ‘New Towns’ construction methods used in the 1970s.

Project Design: As Principal Contractors, Westdale performed the duty holder role of ‘Principal Contractor’ under the CDM regulations 2015, managing the delivery of a number of supply chains and sub-contractors. The ‘Principal Designer’ role ensured that we planned the project correctly from the outset – developing the Construction Phase Plan and completing all statutory notifications (inc. HSE F10, liaison with utilities, Planning Permissions, Building Control regulations, and the Control of Asbestos.)


Communications and Marketing: We facilitated a thorough community engagement exercise with residents. From this, we were able to allay any residents’ concerns, allowing them to ‘meet the team’, giving advance notice of the noisy elements of the work, which provided further reassurance. We also co-branded a range of communications materials (including foreign translation) to the satisfaction of the client. Our innovative Text Message systems provided timely reminders and updates to residents.

Delivery Programme: This ambitious programme was delivered in two phases, with 178 properties completed in 52 weeks. Works were sequenced intuitively to minimise resident inconvenience and to take advantage of the summer weather.


Project-Specific Challenges: One of the hardest challenges was coordinating window and door replacements around convenient times for residents – operating a 1-day turnaround to ensure that properties were fully secure at the end of each working day.

This also project saw Westdale expand our scope of services to include internal wall insulation & refurbishment works, requiring the highest levels of customer care.
